Why is municipal lien search needed?

A lien search will identify any pending items that are not of record with the Clerk of Courts, and therefore will not reflect on your title search. Municipalities hold lien rights for their fees, including utility services and these pending items will encumber the property even if there is a transfer of title.

Do condominium transactions require a municipal lien search?

Although most condominiums are serviced by master association accounts, units are still subject to municipal liens and assessments. Some municipalities also enforce permit requirements on condominium units.

What convenience is offered by the HOA estoppel service?

Our dedicated HOA team will obtain estoppels and/or payoffs for all associations affiliated with the parcel. In addition, they will provide a summary report identifying all items obtained and needing your attention, such as violations or screening requirements. Additionally, we advance all costs for obtaining the information and invoice you once completed, at net 30 days.

What is your cancellation policy?

RLS Inc. will waive payment of up to 20% of the total lien search orders placed within 60 days. All other services and rush invoices are payable in net 30 days.
